The map has grown since I started: five hometown cities in southwest Broward, five more across coastal and north Broward, and two in Miami-Dade for buyers who want a native read on that market too. Twelve cities, twelve very different sets of numbers.

Southwest Broward

  • Davie My hometown. Ranchettes and horse trails sit alongside newer subdivisions near NSU, and homes here sell about 45% faster than the Broward average, as of mid-2026.
  • Southwest Ranches Acreage, animals allowed by right, and no HOA. Listings can take months to move, so this market rewards patience over speed.

Coastal and North Broward

  • Hollywood Two markets in one city: beachside condos carrying roughly 11 months of supply as of mid-2026, and inland single-family streets holding a steadier pace.
  • Pompano Beach A wide east-west spread, from beach condos to inland canal-front houses, with prices that vary block by block along the way.
  • Fort Lauderdale Its canal system pulls the citywide median up, and waterfront access is usually the biggest swing factor from one street to the next.
  • Coral Springs A citywide design code keeps its master-planned neighborhoods reading unusually consistent from block to block.
  • Coconut Creek Green master-planned developments paired with a deep pocket of 55-plus inventory, and one of the more affordable stops on this list.

Miami-Dade

  • Miami The neighborhood-to-neighborhood range is enormous, so the citywide median hides more than it tells you. I walk buyers through specific pockets instead of the headline number.
  • Kendall More room per dollar than the Miami core, with larger suburban lots and a calmer pace that still keeps you close to the city.
